Few practicing professionals rival Zac Stover’s intrinsic understanding of the development process. Having worked for one of New York’s premier development companies at an early age, Mr. Stover gained valuable development management experience. During his tenure as a development designer he helped to manage over a billion dollars in mixed-use development projects on the East Coast. Scholastically, Mr. Stover holds three advanced degrees in industry-related professions, and he received the distinctive Woodbury University scholarship to pursue studies in real estate development. After completing this program under some of the nation’s most prestigious architect / developers, he went on to design, develop, manage, and construct Kapela, a four-unit residential project located in San Diego’s Little Italy district. While building Kapela, Zac worked with business partner Matt Mellos to form InDev, LLC giving birth to the first in the InDev Companies.

Completed in August of 2013, C2 Lofts is comprised of two for sale condo’s approx. 1450 sf each. Situated on an in-fill lot at the edge of a canyon, the development rises to 50’ in height with expansive patios providing views across San Diego.
KAPELA: DESIGN / BUILD: URBAN IN-FILL IN PRACTICE

Completed in April of 2011 and raised from the bones of a 1920’s home on a 2,540 square foot site to a new foot print of over 4000 square feet. Each town home features high ceilings and double height living spaces, substantial garden patios, expansive roof decks and multiple oversized operable windows for natural ventilation.
PARK VILLAGE: REJOINING THE URBAN AND SUB-URBAN
SD² Stover Design / Development - Unbuilt
Proposed master plan for a 20 story residential tower with mixed use base along with in-fill development on surrounding vacant land located next to Petco Park in San Diego’s East Village. The development would consist of close to 800,000 square feet of redevelopment build out, including a mix of low income units to provide tax credit funding.
NEW QUINCY CENTER
Developed design and feasibility studies while working at Street-Works for this project. When completed, the 40-acre, $1.2 billion redevelopment of downtown Quincy will include approximately 500,000 square feet of retail, 700,000 square feet of office, a 155,000-square foot Wellness Center and health club, a 100,000-square foot academic use, civic uses, a cinema, and approximately 1,100 residential units.

Schematic Design, 3D rendering and feasibility for a forty story mixed use facility in Seattle Washington.
YMCA OF GREATER ST. LOUIS
Provided Construction documentation for a project that Arcturis planned as a three-story, 47,000 sq. ft. facility for New Town in St. Charles, Mo, that will included a building lobby, men’s and women’s locker rooms, a child watch/indoor playground area, small administration area, first floor natatorium, second floor gym, flexible program spaces for exercise and aerobics, cardio/free weight area, teen center, and multi-purpose room.
